Are units available for sale or lease?
Aeropark II operates under a direct industrial lot sales model. Each lot includes urbanized land with confirmed utility feasibilities. For those looking to start operations without acquiring property, Aeropark I offers warehouse space for lease within the same ecosystem.
What is the minimum lot size available?
Aeropark II offers lots from 1,000 m² to over 200,000 m². Availability varies by block. Contact the commercial team to learn the current options based on your area requirements.
Is it possible to acquire more than one unit to consolidate area?
Yes. The masterplan allows for merging adjacent units for users with larger area requirements. This option is available as long as inventory permits.
What infrastructure feasibilities are guaranteed?
All units have confirmed feasibility for drinking water, industrial drainage, three-phase electrical power, street lighting, and telecommunications connectivity. Detailed technical specs per lot are available upon request from the commercial team.
Why Querétaro and not another industrial corridor?
Querétaro concentrates the most active aerospace ecosystem in the Bajío: more than 50 companies in the region, Querétaro International Airport (AIQ) with growth capacity, and direct connection to Mexico's main highway corridors. Industrial demand in the area consistently exceeds available supply.
Are there restrictions on industry type?
Aeropark accepts light industry, manufacturing, logistics, and distribution. High-impact hazardous waste operations and activities incompatible with the corridor's industrial land use are not permitted. Aeropark has building regulations that govern operational coexistence within the park.
